The Point holds some of the oldest planted trees on the Shore — big pōhutukawa along the cliff edge, established oaks, planes and Norfolk pines through the villa streets, and character overlays over much of it. Sections are narrow, villas sit close to the boundary, and access is on foot down the side of the house.

Work here is careful and mostly about retention: deadwooding, reducing what is over a roof, and keeping good trees healthy rather than removing them.

Northcote Central has been substantially redeveloped, and the recurring job is a mature tree that made sense on a quarter-acre and does not on a subdivided site with three townhouses. Sometimes the answer is removal. Often it is a reduction and a re-think about what is planted underneath it.

The cliffs and reserve along the Point are council land with protected coastal pōhutukawa, and the boundary between private section and reserve is not always where people assume. Worth confirming before booking anything close to that line.
